Situated just a few minutes from the downtown Blue Ridge, Old Toccoa Farm offers a rare combination of in-town convenience and serene solitude. The community offers open spaces, hiking trails, expansive river frontage stocked for fly fishing, gathering areas with firepits, an 18-hole golf course with a practice area, a community Tavern, and additional planned amenities.


Our Bunker Hill-designed course is a par 72, links-feel course totaling 6,707 yards. Voted #8 Best New Golf Course 2020 by Golf Digest, the course winds through 125 acres of ridges and meadows, featuring over 280 feet of elevation change with spectacular views of the Chattahoochee and Cherokee Nation Forests and surrounding valleys.


At Old Toccoa Farm, life takes its cue from the gently flowing Toccoa where you can cast and paddle along 4,300+ feet of the Toccoa River. Our sustainably managed trout fishery includes a 100-foot-wide stretch of riffles, rapids and shady pools, treasured for its abundance of native brown and rainbow trout. Lessons, classes and guided fishing can be arranged, or enjoy the therapy of being alone on the water. In addition to our onsite fly fishing, there are over 700 miles of fishable trout streams within an hour of Old Toccoa Farm, including private water accessible only for members.


Slip out in the morning mist for a gentle paddle to a downstream takeout, passing under trestles, bridges and stands of hardwood. Arrange to be put in below the dam and ride an afternoon release back to the property by kayak or paddleboard. With a variety of routes and releases, the experience is unique every time one takes to the water.


Osprey, hawks, and a pair of resident Bald Eagles are your guide along the riverside trail — a grassy path that hugs the banks of the Toccoa. Venture into the heart of the community on trails that pass over streams and through hardwood forests shared with deer and abundant wildlife. Those who wish to ramble further afield can join curated adventures off-property along the legendary Appalachian Trail or Benton MacKaye Trail.


Health and wellness are foundational to our community. Through our instructors, we offer small group classes at the river’s edge, providing a safe environment, and giving you the support, you need to develop at your own pace. Private one-on one sessions can also be arranged to provide you with sessions geared towards your own needs and wants.


The land at Old Toccoa Farm is perfectly suited for residential home construction. Homesites generally range from one-half to three-quarters of an acre (many back up to additional greenspace) and are sited to maximize view orientation.
